How Often Should You Clean Carpet? Check Your Warranty First

Clean carpet professionally every 12 to 18 months in an average household and every 6 to 9 months with pets, children, or allergy sufferers. Those numbers are not a cleaner's recommendation. They come from the people who made your carpet, and missing the interval can cost you the warranty: Mohawk's care guide states that the company "requires professional hot water extraction every 18 months using cleaning products, equipment or systems that carry the CRI Seal of Approval."

That is the short answer. The more useful part is that your specific carpet has a specific published requirement, it takes five minutes to find, and it settles the question better than any general advice.

What do the manufacturers actually require?

Read the care documents rather than the marketing pages and the requirements are specific.

Two things stand out.

First, both name the same method. Shaw's care page writes it as "hot water extraction (steam cleaning)", which also settles the common question of whether steam cleaning and hot water extraction are different things. They are two names for one process, covered in hot water extraction versus steam versus shampooing.

Second, Mohawk attaches an equipment condition. The Carpet and Rug Institute Seal of Approval programme tests deep-cleaning extractors in an independent laboratory on soil removal, residual water removal, and texture retention, and rates them Bronze through Platinum. A machine either carries that seal or it does not, so "we use professional equipment" is not an answer to that condition.

Why is the interval about wear rather than appearance?

Because the damage happens before the carpet looks dirty.

Grit that has worked down to the base of the pile is angular and hard. Every footstep grinds it against the fibre, abrading the tips so they scatter light differently. That is what produces permanent traffic lanes, and it is mechanical damage rather than soiling. Cleaning removes the soil and the abrasion stays.

This is why manufacturers write the requirement as a fixed interval instead of "when it looks like it needs it". By the time appearance tells you, the grinding has been going on for months. What should your interval be?

Start from the manufacturer's number and adjust for how you actually live.

Shorten it for pets

Every 6 to 9 months. Dander is oily and binds soil to fibre, and urine chemistry changes as it dries, moving from acidic to alkaline, which is what damages the dye. Accidents need dealing with immediately rather than at the next scheduled clean.

Shorten it for allergy sufferers

Every 6 to 9 months. Carpet holds dust-mite allergen and dander, and in a house sealed to modern energy code there is limited natural air exchange to carry anything away.

Shorten it near Puget Sound

Every 8 to 10 months within a few blocks of the water in Federal Way, Redondo, and Dash Point. Beach sand is silica, angular under magnification, and it cuts fibre faster than the rounded glacial grit found inland. Once the pile is cut, no cleaning brings the appearance back.

Shorten it for rentals

Between every tenancy. Keep it long for low traffic

Every 12 to 18 months for a household of one or two with no pets and a shoes-off habit, particularly in formal rooms that see almost no use.

Does the Seattle climate change the interval?

It changes the timing more than the frequency.

What should you do between professional cleanings?

Five habits, in order of how much they matter.

1. Vacuum weekly, more in traffic lanes. This removes the dry particulate that makes up most of what is in a carpet. Nothing else on this list comes close.
2. Take shoes off at the door. Removes the delivery mechanism entirely. It is the single highest-return habit available and it costs nothing.

5. Keep the invoices. A warranty claim will ask for evidence of the required cleaning, and an invoice that says only "carpet cleaning" may not satisfy a requirement that names hot water extraction.

How do you find your own warranty requirement?

Three places to look, in order.

The paperwork from installation. Carpet is normally supplied with a care and warranty booklet. If you bought the house with the carpet already in it, ask the previous owner or the builder.

The manufacturer's website. Both Mohawk and Shaw publish current care documents publicly, which is where the quotes in this article come from. Find the maker's name on the back of a scrap or on the installation invoice.

The retailer. Flooring retailers hold the documentation for what they sold and will usually send it.

If you genuinely cannot identify the carpet, work to 12 to 18 months with hot water extraction and keep itemised invoices. That satisfies the stricter of the two published requirements we found, and it is the sensible default.
