How to Choose a Carpet Cleaning Company in Seattle

Choosing a carpet cleaning company comes down to seven questions, and three of them have answers you can verify without taking the company's word for it. Those three are the equipment rating, the technician's certification, and what the invoice will say. Mohawk's care guide requires that cleaning equipment used on its carpet carries the CRI Seal of Approval, which turns a marketing question into a documented one.

Which questions actually separate good companies from bad ones?

Seven, in the order worth asking them.

1. Does your equipment carry the CRI Seal of Approval?

This is first because it is checkable and because your warranty may depend on it. The Carpet and Rug Institute Seal of Approval programme tests deep-cleaning extractors in an independent laboratory on soil removal, residual water removal, and texture retention, then rates them Bronze through Platinum. Mohawk requires equipment carrying that seal for warranty coverage.

A company either uses rated equipment or it does not. There is no interpretation involved.

2. Are your technicians IICRC certified?

The IICRC writes the ANSI-accredited standards this trade is measured against, including S100 for cleaning textile floor coverings. S100 defines performance outcomes for soil removal, residue, and drying rather than mandating one method, which means a certified technician is accountable for the state your carpet is in afterwards.

Ask which technician is coming and whether they personally hold the certification, not whether the company does.

3. Truck-mounted or portable?

Both can produce good work. They produce very different amounts of residual water, and in a city with 156.2 days of measurable rain a year in the NOAA 1991 to 2020 normals, that difference decides whether your carpet is dry by evening or damp the next morning.

If the answer is portable, ask what they do about drying. A good answer includes air movers.

4. Do you neutralise the pre-spray?

Alkaline pre-sprays clean well and must be rinsed out. Left behind, they stay tacky and attract soil, which is why some carpets look worse two months after cleaning than they did before. A confident yes, described as an acid rinse or neutralising rinse, is what you want. Hesitation here predicts re-soiling.

5. Will you identify the fibre before choosing chemistry?

Wool and nylon need different products. Mohawk's care guide warns against cleaners with "a pH of 10 or higher" and instructs testing on a hidden area first. A high-pH pre-spray on wool strips its lanolin and causes permanent yellowing that no one can reverse.

Wool broadloom is common in the older Mercer Island, Medina, and Bellevue hillside housing stock. If you live in one of those and the company does not ask what your carpet is made of, that is the end of the call.

6. Can the price change once you arrive, and why?

The right answer is specific: yes, if we find pet contamination under a UV lamp, or if the soil level is heavier than you described, and we will tell you before we start rather than after. The wrong answers are a flat never and a vague maybe.

7. What will the invoice say?

For a manufacturer warranty claim you need the method recorded. "Carpet cleaning, $180" is not documentation. "Hot water extraction, 4 rooms and stairs" is. This costs the company nothing and tells you a great deal about whether they have thought about why you are buying this.

Those three cannot be improvised on a phone call, which is why they belong at the start rather than the end. What should you ignore?

Some of the loudest signals carry the least information.

Star ratings in isolation. Reviews are written the day of the job. Cleaning quality reveals itself six to eight weeks later, when the carpet either holds up or re-soils. Read three-star reviews for how complaints were handled, then move on.

Years in business, on its own. Useful context, not evidence. A twenty-year-old company running the same tired portable machine is not better than a five-year-old one with rated equipment and current certification.

A long list of association logos. Some are certifications with a register you can check. Others are paid directory memberships. Ask which of the two each logo is, and watch how comfortable the answer is.

How should you compare quotes?

Not by the headline number, because the headline numbers are rarely describing the same work.

Does local knowledge actually matter?

More than it sounds like it should, because soil and drying behave differently across King County.

Federal Way properties near Dash Point and Redondo take in beach sand, which is angular and abrades fibre far faster than inland grit. The sensible cleaning interval there is shorter as a result.

Auburn and Kent sit on the Green River valley floor, where cold air pools overnight and winter humidity often holds above 85 percent for days. Drying has to be planned there rather than assumed.

Mercer Island and Medina run heavily to wool, which rules out the standard pre-spray entirely. Renton and Kent draw harder water than Seattle's Cedar River supply, which changes what shows up on tile and shower grout.

What to do before the technician arrives

Four things that make the job better and cost nothing.

Do online reviews tell you anything useful about carpet cleaners?

Should I book the cheapest carpet cleaner?

Only for low-stakes work such as a rental turnover on carpet near the end of its life.
